William F. LooneyPresident and CEO, DebtX

Mr. Looney is responsible for setting the company’s strategy and leading its growth as a premier service provider to the secondary debt markets. Mr. Looney previously managed the company’s loan sale operations in the United States. Prior to DebtX, Mr. Looney was a founding partner in the Boston law firm of Looney, Cohen, Reagan & Aisenberg LLP, which specializes in representing banks and investment banks in commercial loan sales and other commercial transactions. Prior to becoming a lawyer, Mr. Looney handled middle market corporate and commercial real estate lending and workouts at several Boston commercial banks.

Mr. Looney received his Bachelor of Arts degree from Harvard College and received his Juris Doctor from Suffolk University Law School.

William J. JakubowskiPresident and CEO,
Software Solutions

Mr. Jakubowski is responsible for managing DebtX’s FinTech business, developing innovative technology solutions for DebtX’s third-party software clients as well as its Loan Sale Advisory and Analytics businesses.

Mr. Jakubowski also serves as Program Manager for specific government clients including HUD, SBA, and FDIC.

Prior to DebtX, Mr. Jakubowski was Director of Operations at RenderView Software, Inc. and was previously Division Manager for Arkwright Mutual Insurance Company’s Assumed Reinsurance division.

Mr. Jakubowski received his Master of Business Administration degree from the Carroll School of Management-Boston College and his Bachelor of Science in Business Administration degree from Villanova University.

Karen Diane JohnsonPresident, DebtX Analytics

Ms. Johnson manages the DebtX Analytics business. In this capacity, she is responsible for new client engagements and relationship management. During her tenure at DebtX, Ms. Johnson has built a valuation and analytics franchise, securing engagements from insurance companies, real estate debt funds, banks, opportunity funds and government sponsored entities (GSEs). The DebtX Analytics business provides valuations and analytics for over $12 Trillion in assets yearly.  Ms. Johnson joined DebtX from Standard and Poor’s Real Estate Risk Management group, where she served as a Director of Sales and managed client relationships for financial institutions investing in U.S. CMBS with assets under management in excess of $100 billion. Prior to Standard and Poor’s, Ms. Johnson was a Vice President of Sales for Global Link, a division within State Street Global Markets. At Global Link, Ms. Johnson was responsible for sales to Fortune 500 institutions. Ms. Johnson has held institutional sales and trading positions with leading investment banks, specializing in corporate, government and structured debt products.

Ms. Johnson received her Bachelor of Arts in Economics degree from Yale University. She also attended the New York University Stern School of Business.

Ms. Johnson is a licensed Real Estate Salesperson in the Commonwealth of Massachusetts. She currently serves as a Board Member for the Massachusetts Convention Center Authority.  She is an appointee of Governor Charles Baker.

William S. Mercer, CFACEO, DebtX Analytics

Mr. Mercer is responsible for the oversight of DebtX’s Valuation and Analytics group, which includes the DXCDA, DXScore ®, DXMark® and DXValue® product lines. He was previously a senior member of the Trading group and was responsible for the pricing and execution of domestic loan placements. Mr. Mercer has over 27 years of real estate development, finance and capital markets experience. Prior to joining DebtX, he was Vice President – Fixed Income at Sun Capital Advisors. At Sun Capital, Mr. Mercer was responsible for the management of a multi-billion dollar portfolio in the CMBS, REIT, Homebuilder and Building Materials sectors as well as CRE CDO’s.

Mr. Mercer obtained his Bachelor of Arts degree from Harvard University and is a CFA Charterholder.

Kevin J. KelleyExecutive Vice President, General Counsel – Trading

Mr. Kelley manages DebtX’s US Trading Group and is responsible for overseeing domestic and international loan placement. Mr. Kelley also currently acts as DebtX’s General Counsel. Bringing over 20 years of loan acquisition and disposition experience, Mr. Kelley was in-house counsel for Capital Crossing Bank, which specialized in purchasing loans secured by commercial real estate, multifamily, one-to-four family residential real estate and other business assets, prior to joining DebtX.

Mr. Kelley received his Bachelor of Arts degree from the University of Connecticut and received his Juris Doctor from Creighton University School of Law. Mr. Kelley is a member of the Connecticut and Massachusetts bars. He is a licensed Real Estate Broker in the Commonwealth of Massachusetts.

William HuschleExecutive Vice President,
Software Solutions

Mr. Huschle is responsible for new client acquisition and relationship management for The Debt Exchange’s technology products. He brings over 25 years of experience in technology sales and sales management to the firm. Bill has brought over 20 software products to market, signed worldwide and nationwide software license agreements, hired, trained, grown, and managed sales teams, and reported directly to the venture capital community.

Prior to joining The Debt Exchange, Bill was the Vice President of Sales at BondAxe, a technology startup which offered web based big data analysis tools to fixed income trading desks and sales organizations. BondAxe was successfully sold to Reuters in April of 2006. For the 9 years prior to BondAxe, Bill ran his own sales consulting firm, BreakThrough Sales Consulting.

Bill received his Bachelor of Arts Degree in Philosophy from Bucknell University in 1987.

David V. LeBlanc, CFAExecutive Vice President,
US Loan Sales

Mr. LeBlanc is responsible for pricing, structuring, and managing loan sale engagements for banks, funds, and other institutional investors. Mr. LeBlanc has facilitated secondary market trades totaling over $20 Billion in performing and distressed debt, allowing clients to manage portfolio credit risk and ratios, harvest profits, exit legacy credits, and wind down funds.  Sector experience includes commercial real estate, corporate and residential loan sales executed individually or strategically pooled to maximize liquidity and pricing. Prior to his current position, Mr. LeBlanc managed the Trading Group, covering investors including banks, funds, family offices, and HNW debt investors. Mr. LeBlanc brings 20 years of experience in loan sale advisory, commercial real estate finance, and capital markets. Prior to joining DebtX, Mr. LeBlanc held various positions at Berkshire Mortgage Finance (now Deutsche Bank) in the CMBS and agency lending groups.

Mr. LeBlanc obtained a Master of Planning degree with a Real Estate Development concentration from the University of Southern California and a Bachelor of Science degree from Plymouth State University. He is a CFA Charterholder.

Jeffrey CantorExecutive Vice President,
US Loan Sales

Mr. Cantor is responsible for sourcing, evaluating, pricing and structuring loan sale engagements from the company’s San Francisco office as well as the management and direction of the Western Region. In addition to national and regional banks, he is responsible for relationships with CMBS Special Servicers, Insurance Companies and Finance Companies. He has over 30 years of real estate and financial services experience ranging from asset based lending and loan syndication to institutional sales while at Drexel, Burnham, Lambert, and Donaldson, Lufkin & Jenrette. Mr. Cantor was formerly Manager of Loan Syndication at Fremont Investment & Loan where he was responsible for the program’s development. Prior to joining Fremont, Mr. Cantor was responsible for loan syndication efforts with the construction lending team at The Capital Company of America/Nomura Asset Capital Corp. Mr. Cantor received his Bachelor of Science degree in Accountancy from the University at Buffalo.

Mr. Cantor believes in community service and volunteers for AYSO as an Advanced Referee.

Elizabeth E. MoriniManaging Director, Human Resources

Since 2004, Ms. Morini has directed all Human Resource functions for the company including recruitment, compensation and benefits administration. Prior to taking over the HR function, Ms. Morini handled DebtX’s advertising and marketing efforts. Ms. Morini has been involved in the CRE industry her entire career. Prior to joining DebtX, Ms. Morini was employed by Landauer Loan Sale Advisory Group and Boston Capital Mortgage Company.

Ms. Morini received her Bachelor of Arts degree from Southern New Hampshire University with a concentration in Human Resource Management. She holds a Certificate in Real Estate Finance from Boston University, Boston, MA.

Dan O’LearyManaging Director,
Deal Management

Mr. O’Leary is responsible for overseeing DebtX’s Underwriting Group. He has been a member of the DebtX team since 2002. Mr. O’Leary has spent over 40 years involved in all areas of real estate finance. Prior to joining DebtX, Mr. O’Leary was employed by Arthur Andersen in New York in their Real Estate Consulting Practice, primarily assisting investment banks with their securitization efforts. Prior to Andersen, Mr. O’Leary was the Chief Credit Officer for ContiFinancial Services Commercial Real Estate Division where he was responsible for the structuring, approval and closing of over $2 billion in commercial mortgages originated for the purpose of securitization.

Mr. O’Leary received his Bachelor of Business Administration from the University of Notre Dame.

Troy QuimbyChief Financial Officer

Mr. Quimby is responsible for all aspects of corporate finance, accounting, tax, and treasury. In addition, he assists with areas of risk management, corporate compliance and governance. Mr. Quimby has been working in finance for 30 years. Prior to DebtX, Mr. Quimby acted as the Controller of Boston Capital Mortgage Company, an originator and securitizer of commercial real estate debt. Prior to Boston Capital, Mr. Quimby was Controller of R.H. Foster, Inc., one of the largest petroleum distribution companies in Maine. At R.H. Foster, Mr. Quimby specialized in mergers and acquisitions as well as accounting system design and implementation.

Mr. Quimby received his Bachelor of Science degree in Accounting from the University of Maine at Machias.

John C. SauerManaging Director, Southeast Regional Sales Manager

Mr. Sauer is responsible for the management of sales in the company’s Atlanta office and for the development of the Southeast Region. Mr. Sauer has 25 years of experience in commercial lending in real estate, structured finance, and leasing. With this experience, he has built and maintains numerous relationships within the institutional and commercial finance sectors. Prior to joining DebtX, Mr. Sauer was the head of Real Estate lending for the CIT Group. Prior to CIT, Mr. Sauer held senior lending positions with Citigroup, JP Morgan Chase, and MetLife.

Mr. Sauer received his Bachelor of Science degree from the University of Louisville.
